Yorba Linda Housing Market Update – August 2025

As we head deeper into summer, the housing market in Yorba Linda is showing signs of another shift. Here’s your full August 2025 update with key data, analysis, and advice for anyone thinking of buying or selling a home in the area.

🔍 Inventory Is Starting to Dip

This is the first time in months Yorba Linda has seen a decline in active listings. At the beginning of August, there were 149 homes for sale, down from 151 last month. Not a huge shift, but it’s the first sign that fewer sellers are listing their homes.

💸 More Homes Selling at Asking or Above

46% of homes sold for at or above list price this month—up from 42%. That means buyers are starting to compete again, especially for well-priced homes in great condition.

🕒 Homes Are Selling Faster

• 54% of homes went into escrow in under 2 weeks (up from 48%)

• 80% went into escrow in under a month (up from 69%)

This data suggests a small but clear increase in buyer urgency.

📉 Interest Rates Drop to 6.57%

The biggest driver behind this shift? Interest rates. They're now at a 10-month low following a weaker-than-expected jobs report. Lower rates = more affordability and more buyer interest.
