This weekend's Norte Fire is a reminder of something I talk about with buyers every week: insurance. Parts of Yorba Linda sit in CAL FIRE's very high fire hazard zones, and we've had major fires here before, including the Freeway Complex Fire in 2008 and the Blue Ridge Fire in 2020.
In California today, homeowners insurance is not automatic. Major carriers have pulled back across the state, and hundreds of thousands of homeowners have ended up on the state's FAIR Plan, which covers fire only and usually costs more than a normal policy.
If you're buying: get a real quote for the actual address before you remove contingencies, and budget the full annual premium into your cost of ownership, not just the mortgage. I've shopped my own policies and seen these quotes up close. Questions about a specific neighborhood? Message me.
